Underground car park cleaning – clean driving lanes, parking bays and ramps
Tyre abrasion, road salt, dust and oil stains: underground car parks collect dirt that attacks the floor and makes it slippery. We clean your car park by machine with a scrubber-dryer – as a one-off job or on a fixed schedule, coordinated with users and the property manager.

Underground car park cleaning for residential and commercial properties
An underground car park collects everything vehicles bring in from outside: tyre abrasion, sand, leaves, road salt and slush in winter, plus dust from the ventilation and drips of oil. Because neither rain nor wind carries any of it away, the dirt stays on the floor and is ground in a little further with every vehicle that drives through. It doesn’t just look neglected: markings become harder to see, the floor gets slippery when wet, and salt residues attack concrete and floor coatings over time.
We clean underground car parks of residential complexes, office buildings, hotels and commercial properties in Düsseldorf, Neuss, Meerbusch and Erkrath – from the small garage under an apartment building to car parks with several levels.
Machine cleaning instead of broom and hose
For large floor areas we use a ride-on scrubber-dryer. It applies cleaning solution, scrubs the floor with rotating brushes and picks up the dirty water in the same pass. No dirty water is left standing on the floor, it dries quickly and can be driven on again shortly afterwards. Corners, edges, the areas between columns and hard-to-reach spots are then finished by hand or with compact machines.
How underground car park cleaning works
- Site visit: floor area, number of levels, floor surface, access routes and level of soiling
- Scheduling with you and notices for the users, so the parking bays are free
- Pre-cleaning: leaves, litter and coarse dirt are removed
- Machine wet cleaning of driving lanes, parking bays and ramps, level by level
- Finishing work on corners, drainage channels, floor drains and access areas
- Final inspection and photo report for the owner or property manager
How often should an underground car park be cleaned?
For most residential complexes, a thorough machine clean once or twice a year works well – ideally in spring, after the road-salt season. Car parks with a lot of traffic, for example in commercial properties or hotels, need cleaning more often. Between visits, the car park can be swept and checked regularly as part of our caretaker service. How this fits in with the other work on the building is shown in our annual plan for your building.
More than a clean floor
While cleaning we see every corner of the car park. If we notice faulty lights, damaged coatings, blocked drains or damp walls, we let you know. On request we take care of the repair: permitted work ourselves, everything else through qualified specialist companies. We can also clean the stairwells and entrances to the car park (staircase cleaning) and clear and grit the access ramp in winter (winter service).

Frequently asked questions
About underground car park cleaning in Düsseldorf and the region.
How often should an underground car park be cleaned?
For most residential complexes a thorough machine clean once or twice a year is enough. Spring is a good time, so that road salt from the winter does not stay on the floor and coating for long. Busy car parks in commercial properties, hotels or supermarkets can be cleaned more often; in between, the car park can be swept regularly as part of property supervision.
Do the parking bays need to be empty during cleaning?
For an even result, yes. We agree the date with you and provide notices for the users. Larger car parks are cleaned level by level or in sections, so part of the parking bays always remains usable.
How long does underground car park cleaning take?
That depends on the floor area, the number of levels and how dirty it is. A smaller car park is often done in a day. Because the scrubber-dryer picks up the dirty water straight away, the floor can be driven on again shortly after cleaning.
What does underground car park cleaning cost?
The price depends on floor area, number of levels, degree of soiling and frequency. After a free site visit you receive a quote with a clearly described scope of work.
Can the cost be passed on to tenants?
Under German law (§ 2 No. 9 of the Operating Costs Ordinance, BetrKV), the regular cleaning of shared parts of a building counts as a recoverable service charge. For underground car parks it depends on who uses the parking bays and what the tenancy or parking agreement says. Our specification and photo report make the statement easier; they do not replace a legal check of the individual case.
