A well-kept building needs more than weekly cleaning. Windows, facade, floors, outdoor areas and building services each have their own rhythm – and many jobs only work at the right time of year. With a fixed annual plan, defects are spotted early, costs stay predictable and nothing is forgotten.

The annual plan at a glance

Period Cleaning Outdoor areas Building services & checks
Spring (March–May) Window cleaning, deep clean after winter, remove grit Prepare lawn and beds, check hedges before the nesting season Check gutters and drains, record winter damage
Summer (June–August) Pressure washing and facade cleaning, cleaning underground car parks Mowing, watering, weeds Check ventilation and air conditioning, renovations in quiet weeks
Autumn (September–November) Window cleaning, deep clean of floors Clear leaves, cut back from October, winter-proofing Check lighting (darker season), heating before the season starts
Winter (December–February) Regular cleaning, entrance areas and entrance mats more often Winter service: clearing and gritting Inspection rounds after frost and storms, protect pipes from frost

On top of this come year-round tasks: regular maintenance cleaning, caretaker inspection rounds and looking after the bin stores.

Spring: remove the traces of winter

After winter, entrances, floors and windows are especially dirty. A deep clean removes grit and salt marks. It is also the best time to record winter damage to the roof, facade and paths.

Summer: time for the big jobs

Dry weather is ideal for pressure washing and facade cleaning as well as outdoor work. Many properties are also quieter in summer – a good time for renovations and flooring work.

Autumn: get the building ready for winter

Leaves block gutters and make paths slippery. Grounds maintenance in autumn prevents damage in winter. As it gets dark earlier, the lighting in stairwells, underground car parks and outdoor areas should also be checked now.

Winter: safety comes first

In winter, keeping paths and entrances safe is the priority. Winter service must be reliably organised, and entrance areas need cleaning more often. After frost and storms, an extra inspection round is worthwhile.

The benefits of an annual plan

  • Work is commissioned in good time, not only after complaints
  • Costs are spread predictably over the year
  • Defects are spotted early during inspection rounds
